PROJECT BRIEF

Initial Consultation

We begin every project with a thorough consultation, to uncover your dreams, your vision and your plans for your property. We listen to your frustrations and challenges. We ask you about your tastes and budget. We ensure we see your project just as you do.

During the initial consultation, we are here to answer every question you may have. Should you have an idea you may not think is possible - ask us about it, we are always happy to provide an expert opinion.

Upon completion of the initial consultation, we give you a timeline for completion of your project.

Proposal

Following the initial consultation, we create a proposal based on your specific requirements. Tailored to include your every wish, this will take into account your specifications, style and budget, whilst understanding your lifestyle and how you will use the property. 

We give you detailed timescales, plus any expected challenges and the methods we use to overcome them. 

This is then shared with you for your approval.

CONCEPTS & DETAILED DESIGN

Concepts

Using the agreed proposal, we begin to create the initial design concepts. Collaboration is key at this stage of the project and we welcome and encourage your input. We take all feedback and refine the concepts until you are happy with the designs and they are signed-off. 

Final Designs

With the agreed design concepts in hand, we develop more comprehensive, detailed plans for your project. We can use cutting-edge technology to create 3D CAD visuals and video walkthroughs to fully immerse you into our designs, depending on your budget. 

If you’re happy with the results, we then refine the proposed budgets against the final designs.

CONSENTS & TENDER PROCESS

Our team takes care of every piece of administration work, ensuring a smooth process. We may need to work with the relevant local planning department and planning consultants for planning permission, but all of this is done with our expertise.

If we need to apply for planning permission and it is approved, we then develop detailed technical drawings for submission to the local authority’s building control department. If required, we create a full specification pack and scope of works and conduct an end-to-end tender process, if necessary. 

We then review the tender against the key metrics and appoint our team of experts. These include interior designers, landscape architects, surveyors, planning consultants and master tradespeople.

BUILD & PROJECT MANAGEMENT

During the build-out stage, we assign our team of experts to your project. Your project manager keeps you fully informed about each stage in the build so we can answer any questions you may have. He/she arranges regular update meetings with you and calls at times to suit you. We ensure that your project runs smoothly so you can carry on with your day-to-day life, stress-free.

COMPLETION

Upon completion of your project, we go through a complete buildings inspection and show you the property. It is at this point where you can review every aspect of the project and flag up anything you feel requires additional work. If there are any further ‘snagging’ issues, or minor defects, we resolve these for you.

Once you are happy with the work undertaken, it can be signed off. After sign-off, we will handover any relevant certificates, eg. GAS SAFE, NICEIC and FENSA.

It is then over to you to make incredible memories in your new home or property.
